To rent a flat in Warsaw you will need to sign an agreement with the owner of the flat, and in most cases pay a value of monthly rent in advance, which will be returned to you when the agreement is over. In most cases your owner should register you in the flat for a time period of the contract. I recommend to discuss this with the owner before you sign a contract.
If you are going to apply for a temporary residence or work permit in Poland this registration and a contract for a flat is one of the requirements.
Payments
The amount you pay for the flat differs from the contract but usually on top of the monthly payment you will have to pay a separate bill for the electricity and gas, heating and a payment for a property maintenance so called "czynsz".
